Do your fire doors need replacing?

Compromised core

All commercial and industrial fire doors have a solid core, including fire doors. These can become compromised over time, which will have an impact on the integrity of the door. In some cases, repair is possible, however, a full replacement may be needed.

Delamination

This is when the layers of composite material that comprise a fire door begin to separate, compromising its integrity. This is usually due to exposure to the elements, and cyclic stress over time. Repair is possible if the damage is purely cosmetic. However, this there’s a chance this has affected the core, or if the damage is too extensive to repair, replacement will be necessary.

Corrosion

Corrosion is the deterioration of metal due to electrochemical reactions between it and its environment. All metals used in fire doors can corrode, some quicker than others, and there are many types of corrosion.

If a fire door has rusted, it will usually need to be replaced. If rust appears on the outside, there’s a good chance it is present on the inside, and this can have a significant impact on its integrity.

External force

Damage due to an external force like vandalism, forced entry or an accident is a common reason for replacing fire doors. Depending on the extent of the damage, partial repair may be sufficient, however, in most cases, it’s a good opportunity to upgrade. If your door was damaged because of forced entry, it is usually a good indicator that your door has a weak point.

Compliance

Fire doors must meet national standards and requirements set out by the Building Code of Australia and the relevant Australian Standards (AS 1905.1 and AS1530.4). If your fire doors are quite old, they may no longer be compliant with current standards and they will need to be replaced.

In some cases (for example, if the door is in a heritage listed building), certain components can be updated to meet current standards. However, a complete overhaul, or replacement, may be required.
